Lee Bay is a leisurely 20 min walk down the valley. It’s a public footpath through the woods, plus a short distance on the village road, or a short 5 minute drive. Just before you reach the sea you will pass our local,, The Grampus Inn with its on site brewery and distillery. Perfect to fortify yourself for the walk back !
From Lower Campscott Farm we are really spoilt for choice. Lee Bay with it’s rockpools and hidden Sandy Cove is within walking distance. The award winning Woolacombe and Ilfracombe Tunnels Beaches are just 10 minutes away by car. For something slightly further afield, we’re within driving distance of Combe Martin, Saunton Sands, Croyde, Puttsborough and more.
Our four lodges are dog friendly and all have enclosed outdoor decking. Well behaved dogs are always welcome on-site.
We have plenty of secure fields that dogs can run in – the availability of these changes as we move animals, so if you ask us when you arrive we can give you an up-to-date recommendation. For the safety of our small animals we ask that dogs are kept on leads around the site.
Yes, we have an area of hard-standing for outdoor games, as well as a grassy outdoor play area with a slide and swings. For rainy days there is an indoor games room, complete with a pool table, table tennis, table football as well as a selection of toys, books and games. There are a section of dvd’s, beach equipment and wellies available for young guests to borrow too.
Yes, our cottages each have stair gates fitted at the top and bottom to ensure that they are toddler safe.
Bookings & Payment
Our online booking calendar is the easiest – we make sure it’s kept up-to-date with the latest availability and pricing. Simply select your dates and follow the process there.
Upon arrival you’ll find a Devon cream tea in your fridge to welcome you to the farm. You’ll also find environmentally friendly cleaners for kitchen & bathroom including dishwasher tablets & washing up liquid, and fresh towels on each bed (though please bring your own beach towels if necessary).

Arrival & Departure
Arrival is at 4pm onwards, and departure is at 10am. This is to ensure our cleaners have ample time to make sure each cottage and lodge is prepared for new guests. While we can’t guarantee earlier access, we can occasionally arrange it upon request. This needs to be done ahead of time so please get in touch.
Yes, on arrival days the office will be open from 4pm – 6pm to welcome our guests. If you are arriving later, we can leave the outside light for your property on and the key inside so you can settle yourselves in. If you’re unsure you can always consult our site map so you know where you’re going.
Yes, ///estuaries.summit.yawned will take you to the head of our lane – we’re at the end of it so simply follow it down.
Yes, our guests quite frequently arrange these and all of the major supermarkets deliver here. We do ask that any deliveries are arranged for after your arrival – this is to avoid anything being left outside! We can occasionally bring shopping deliveries in for guests but we cannot guarantee that we will be able to do so.
Don’t forget also that we have our own on-site shop which can cover a lot of the basics, and our neighbors at Amary Farm can provide you with organic veg.
Accommodation Details
Whilst we don’t currently have facilities on-site, there are plenty of options in the local area for EV charging :
Yes, we have site-wide WiFi. You’ll find details of this plus the network password in your cottage welcome information.
Yes, we provide one cot (plus mattress) and high chair per property. Please do remember to bring your own cot bedding.
If you need more than one cot or highchair or additional equipment such as baby baths, step up stools etc then just let us know, we would be happy to help.
Yes of course, we would be happy to show off our Biomass boiler to interested guests. Simply ask in the shop or on the feeding tour.
Absolutely. All of our water is drawn from our borehole and filtered before it’s pumped around the site. It’s inspected and tested twice a year by the council to ensure the system is working perfectly.
Animals
Yes, each morning at 9am (except Wednesdays), Sundays at 10am. Farmer Tony takes guests on a feeding tour of the farm. These times are shown on the door of the feed shed. On Tuesdays and Saturdays (weather permitting) there is a tractor & trailer ride around the farm.
Outside of tour times you are welcome to go and see the animals, but we do ask that you stay outside the pens, especially for the small animals as they need time to recharge from what can sometimes be quite a hectic morning!
If you have concerns or simply want to be totally sure, we can provide you with a feed label which lists all ingredients and warnings. We encourage guests to use the hand saintiser points when appropriate.
Accessibility
Our most accessible lodge is Pinetree, which can be accessed on the flat and is all single-storey. Our other accommodation requires at least one or two steps to access, and Granary and Stable have upstairs bedrooms.
Depending on your needs the steps may not be too much of a barrier, so if you’re unsure or just want clarification please do check the individual accommodation pages for pictures or simply contact us directly.
While we are situated on the slope of a valley, the bulk of our site is flat and open so wheelchair users will be able to get around comfortably. Firtree, Larchtree and Birchtree require you to climb a relatively steep hill to access though.
Fire safety & Other Policies
All of our accommodation is no-smoking, though we do have outdoor decking which may be suitable. Please remember to use an ashtray and pick up any cigarette butts!
All of our properties meet fire safety standards, and we have fire safety information available to view in your digital welcome folder.
